Residents at Deer Creek of Xenia have a variety of choices in apartment floor plans as well as various amenities available within the community.

"We started building in 2002, and we will finish this year," said Wendy Shepherd, community manager. "Four more are going up right now. Most of the apartments are brand new, and you could be the first or second person to live in one."

The community is part of AM Management, which has an office in Fairborn and one in Iowa City, Iowa.

"The company worked with an architect and looked into what functionalities they wanted to have for residents," Shepherd said.

"We have a community with luxuries like the swimming pool and the business center, and we have on-site management, which is a real [plus]. We have a tanning facility. There is 24-hour access to the fitness center with showers and rest rooms nearby," she said.

Fishing is allowed on the stocked pond, which is enhanced by a fountain. The clubhouse sits under a beamed cathedral ceiling surrounded by tall windows for a sunroom effect. Residents can sit around the gas fireplace, which is faced in stone to the ceiling, or join others in the game room, which offers a pool table, wood tables for card playing and a television.

When finished, the 26 buildings will provide a total of 312 apartments. The design of each building permits individual furnaces and water heaters to be installed outside each unit in a hallway closet so that operating noise or any maintenance work does not disturb residents.

"The buildings are all locked entry with an intercom system, and the common areas are climate-controlled. Furnaces for the units are 90 percent efficient, so utility bills are low," Shepherd said.

There are five different floor plans - all garden style - ranging in monthly rents from $549 to $844.

On display for a walk-through is the "Crosscreek," which offers 850 square feet of living space with two bedrooms and one bath. Enhanced by neutral decor, this unit has a covered patio, which is accessed from the living room through French doors.

A breakfast bar and light oak cabinets frame the U-shaped kitchen workspace. Appliances include a refrigerator with an icemaker, a range with a self-cleaning oven, a built-in microwave oven and a dishwasher.

A linen closet sits near the bath, which offers a tub-and-shower combination and a vanity. Phone and cable hookups and double wall closets are available in both bedrooms. Miniblinds shade the windows.

Monthly rents for the Crosscreek model range from $669 to $689 monthly, depending on the location level.

One-bedroom units, the "Woodview" and the "Ridgewood," rent for $549 and $579 respectively. The "Brookgate" with two bedrooms and two baths rents for $745, and the three-bedroom/two-bath model, the "Pineridge," rents for $844 monthly.

All units have washer/dryer hookups, and the pair may be rented for $42 a month.

"The bike path is very near as it goes along Progress Drive," Shepherd said. "You can hop on to Route 35 easily. Residents can walk to Kroger, Lowe?s, a bank, Applebee?s or a Chinese restaurant."
